....in certain pockets of the neighborhood, especially newer properties with really low price.
I put together an offer for a client of mine a couple of days ago for a 3 bedroom, 2.5 baths, 4 level garage townhouse located somewhere off Route 1 Richmond Highway in Alexandria. Property was listed for $199,900. On the market: 2 days 1 day!
Oh, and it's a short sale.
When we're there, the morning after (around 10am) property shows up on MLS - there was at least 3 agents - previewing the property (incl. me) with or without their clients.
The exchange email I received from the listing agent.
THEY REVIEW OFFERS TODAY, WE HAVE TOTAL 5 AND AFTER THEY DECIDE , I WILL SUBMIT TO THE BANK FOR APPROVAL THAT MAY TAKE FROM 45 TO 60 DAYS I WILL LET YOU KNOW IF YOU OFFER IS THE ONE ,,GOOD LUCK
I haven't heard back from this guy since last email. OK listing agent, think I got your message...
The market in Northern Virginia over the last month definitely improved. Glancing at the numbers from NVAR, it shows that No. Va might have its best month year-to-date in September. The number of units sold up some 53% last month?
Am still working on the story for September sales, so check back later..
