Virginia Hills Echo says that "the owner of Hilltop Sand and Gravel site on the corner of Beulah Street and Telegraph road (in Alexandria, Fairfax) is proposing to construct Hilltop Village Center on the property" with anchor store Wegmans. Hilltop owns approximately 151 acres in proximity on the intersection of Beulah and Telegraph road.
The letter (read letter here) that Hilltop sent to Fairfax County Planning and Zoning back in Feb 2008, spells out what they plan to do on site. Hilltop proposes to rezone approximately 33 acres with proposal to build mixed-use development that will include 172 units apartment, 170,400 s.f. of office space, and 222,000 s.f. of retail space in which Wegmans will be the anchor.
Lee District Land Use Committee has already approved the plan for the development 17 - 9 vote. However, there's other consideration for the zoning change for the site due to its impact on traffic without widening Telegraph road. The impact of traffic is big thing over here. There's already opposition from adjoining community. The other thing is. Because of Virginia's budget shortfall, there's a possibility demand for widening for Telegraph road will be put on the shelf - waiting until later date - when there will be actual funding for the plan. (VDOT has already public hearings schedule to discuss future transportation cuts).
The developer still have to iron out some issues. It depends how the approval for zoning change goes, road improvements, and communities approval for the development.
