It's Hot!

Itsfloridaparents Wow!  Summer time is HOT!  Oh yeah the weather is too!  Folks are buying duplexes...  I believe one reason for the drive in buying a duplex is that many are retiring and having their family live next door.  They see the benefit of having family next door in case they  need assistance. 


Leesburg Another draw is the fact that you get two homes for the price of one in most areas.  People love great value and low price for high quality it's the American way.  Buy low sell high attitude.  Many people are finding that the duplex home is right for them because the duplexes we build look and feel like a single family home.

Again the interest rates are beginning to scare some people into Bergebuildingv1014 moving now into a home.  I can remember my dad telling me that interest rates were as high as 13%.  I freak out inside when I think about that!  So we have been very spoiled with low rates!  So when the government begins to chatter about raising interest rates people begin to move quickly.

Duplexes are a great investment and
Southwest Floridahas it all...  Lehigh Acres Florida is a great place to build your own duplex and live in one half and rent out the other OR you can rent out the entire duplex!  Many people are users not as many investors trying to make a quick buck by flipping. This makes for a stronger market and not hyped over pricing.

We are in hurricane season and storms can typically raise construction material prices so it’s a good time to get locked in to your duplex before a hurricane.  (No Worries!)  Remember the media in my last post?

Are we killing the builder?

I wanted to just share a thought with all my readers... 

Today on the radio as I made my commute, I listened to a brief report about a major toy company having to "downsize" and "re-structure" their business.  Can you guess what company started off making little carved toys then turned to a more plastic build-able toy? ........ give up?  LEGO!  That's right the little plastic building blocks that I grew up with and loved!  I would spend many hours just building little homes, cars and space ships.  The report shocked me that LEGO stated sales were down since 1999.  LEGO faces a large struggle, parents have slowly stopped buying the Lego's.  Now before you read to much into my post... Please understand I do not work for LEGO!  I am not affiliated with LEGO at all!  But the shocking news was that parents have turned their spending power for their children on the more hyped-up video game industry.  I love video games as well but when I look back I realize that the computer (Commodore 64) or TEXAS Instrument did not allow me to physically build my little home and create it using the hands on method.  Okay you may argue with me you can use a computer to build a home with CAD or other software tools!  True!  Can you really go out and build a home with just that tool? Do you swing a virtual hammer in the real world?  Do you climb a virtual ladder to hang trusses? Do you... okay you get the point... Well to keep my thoughts in check let me say, we have forgotten the "builder" the freedom with little blocks to be creative.  Well this radio broadcast reminded me that kids need to learn to build things weather with Lego's or whoever the building blocks manufacture is.  The lesson is do not "Kill the builder in our children"  oh by the way the report added that "Children's lives are very scheduled so play time to allow children to create is very limited!"  Makes you wonder if we are really helping our children?  What's your thought?

Duplexes become hot new market in Southwest Florida

Hello everyone up there!

I wanted to let everyone know that we are doing fine even with a tropical storm brewing in the gulf.  Yes I know the MEDIA makes it sound like we in southwest Florida are going to be blown away!  Actually, we are just getting humid air light winds and a little rain here and there and that is what a tropical storm does 300 miles out.  So no worries!

I wanted to keep everyone posted that the duplex market is going strong we have seen many sales in the duplex market in the Lehigh acres area.  This is the last affordable area to build homes for most people.  Many have come to my office telling me that makes more sense to own a 1/4 acre lot and build a duplex on that lot so they can have their family or long life friends live next door.  Many ask me if the folks coming to look at duplexes are retired.  I answer with this one phrase YES NO.  Most people buying duplexes are looking for more value for less price.  They want to own a home that they can rent one side or a home that they can sell both sides of later for income greater than purchase.  So to be very direct many are just regular people who see a great value for a  small investment into a growing community of duplexes mixed with single family developments.  So if you are thinking retirement or need a escape from the cold!  Southwest Florida has it all!  Warm clean beaches, cool evening breezes and wonderful entertainment!  We love Southwest Florida and I know you will once you visit us down here.... oh by the way don't let the media scare you.  Remember they are also in the entertainment business.  If you want to see what duplexes look like (ones that look and feel like a home) please visit www.bergebuilding.com/models.html Free to download the pictures and print them out.
